Inside the New Birmingham Smithfield Regeneration Project
Birmingham Council have selected Lendlease as its development partner for the £1.5 billion Smithfield regeneration project, which Leader of Birmingham City Council Sir Albert Bore has described as a “once in a generation opportunity.”
The vast project covers 17 hectares in Birmingham’s Digbeth district, which already has a reputation as the city’s most innovative and cutting-edge location. Next to the Bull Ring shopping centre, the 15-year Smithfield project will create a vibrant new destination in the heart of the city.
“Smithfield is a real game changer for Birmingham. Much has been said about the impact that the development will have on the city’s international appeal, but we should also remember that it will be a fantastic addition to the city for those who live there and can benefit from the new markets and leisure facilities every day.”
Birmingham Smithfield set to be a success
According to the Birmingham Smithfield masterplan, the site will “be able to capitalise on the rich history of the area; proximity to the major retail offer, the creative quarter and knowledge hub and the future city centre terminus for High Speed 2.” This is a heady combination to have right on the doorstep and the masterplan for the project certainly demonstrates a commitment to living up to its potential.
In honour of the area’s history, the key focus will be on the retail markets element of the site. These will be surrounded by a range of family leisure facilities and cultural buildings. Beautiful public squares and a solid transport/infrastructure offering complement the new buildings. There are also plans in place for a range of new homes, as Smithfield will no doubt command considerable interest from both buyers and renters both during and after the construction work.
Invest in Westminster Works
Indeed, interest in Westminster Works, which backs on to the Smithfield site, has already been notable. Priced from £168,000, the apartments offer an exceptional property investment UK opportunity, with investors able to purchase now and get ahead of the curve, as the next decade and a half of regeneration work serves to push up prices around the new Smithfield development. The Westminster Works homes have been designed with Digbeth’s creative, stylish urbanites in mind, from the building’s warehouse-inspired exterior to the spacious, light-filled interiors with their contemporary furnishings.
“Smithfield is the place to be in Birmingham right now and, indeed, for the next 15 years. The incredible transformation that is underway will catapult the city into the future, taking with it all those who had the sense to get involved during the project’s early stages.”
